Clear hospitality terms, formulas, and operating context.
This glossary explains the systems, revenue metrics, reservation metrics, and operating terms that short-term rental and hospitality teams use every day.
Definitions are educational and may vary by reporting convention or software implementation. Metric comparisons should use consistent data definitions.
Start with the term you need to understand.
Each entry includes a plain-English definition, an example, operating interpretation, common mistakes, and related concepts.
A property management system (PMS) is software used to manage core accommodation operations such as reservations, guest and stay records, property or unit information, availability, and operational status.

Read definition →Average Daily Rate (ADR) is a hospitality revenue metric that measures the average accommodation revenue earned for each occupied room or unit night during a period.
Read definition →RevPARRevenue per Available RoomRevenue per Available Room (RevPAR) measures accommodation revenue generated per available room or unit night, whether or not that inventory was occupied.
Read definition →Revenue metricsOccupancy RateOccupancy rate is the percentage of available room or unit nights that were occupied during a given period.
Read definition →Booking window, also called booking lead time, is the number of days between when a reservation is made and the guest's check-in date.
Read definition →ALOSAverage Length of StayAverage Length of Stay (ALOS) is the average number of nights guests stay per completed or relevant reservation during a period.
Read definition →A channel manager is software that helps accommodation operators distribute and synchronize inventory, availability, rates, and reservations across multiple booking channels.
Read definition →DistributionDirect BookingA direct booking is a reservation made with the accommodation provider without the guest completing the booking through a third-party online travel agency or marketplace.
Read definition →A metric is only useful when its denominator and operating context are clear.
ADR, RevPAR, occupancy, booking window, and ALOS can all be calculated correctly and still be interpreted badly if availability, revenue, reservation status, or property mix changes between comparisons.
The same principle applies to systems vocabulary: a PMS, channel manager, iCal feed, and operating system can overlap, but they are not interchangeable concepts.
